Our Inspection Checklist

  • Structural Elements
    Construction of walls, ceilings, floors, roof and foundation. We report horizontal, parallel and common cracks. We inspect the integrity of the foundation and will report the type of foundation the house was built on.

  • Exterior
    We inspect driveways, walks, fences, gates, walls, siding, trim, window frames, electrical fixutres, gutters, spinklers, and drainage.

  • Interior
    We inspect the floors, walls, ceilings, interior doors, windows/screens, electrical, smoke detectors and carbon monoxide detectors.

  • Roof and Attic
    We inspect the type of roof construction, roofing material, and flashing. We determine the overall condition of the roof.  In the attic, we inspect structual damage, any possible water damage, heating ducts, insulation, ventilation, electrical and firewall when applicable.

  • Plumbing
    We identify the pipe materials used for drains, waste, vent pipes,water pressure, and water when visible. We check the overall condition of the pipes for leaks and corrosion. We do not do sewer inspections, we do reccommend the sewer laterals are scooped before the close of escrow.

  • Major Systems
    Our evaluation of major systems are both visual and functional. We inspect heating, air conditioning, water heaters, fireplaces, and chimneys.

  • Electrical
    We inspect the main panel, sub panels, circuit breakers, ceiling fans, light fixtures, types of wiring, grounding, GFCI's, and receptacles. We will report any electrical panels that are on a recall list.

  • Appliances
    Built-in microwaves, ovens, cook tops, garbage disposal, and the dishwasher. We determine the power source of the washer and dryers.

  • Garage
    Slab, walls, vents, ceilings, firewall, access door, garage door, openers, lights, receptacles, exterior, windows and roof.
